Turning a Bare Back Door into a Parker Deck

Deck Builders in Parker often get the same first call: the house is fairly new, the builder left a patio door with a step down to dirt or sod, and the owners want a real outdoor space. That makes sense in a town that counted 290 people in 1980, 23,558 in 2000 and 58,512 in 2020, according to Wikipedia's census figures. A lot of Parker homes simply have not had a deck yet.

Starting from scratch

A first deck is a chance to get the layout right instead of working around an old one. We look at:

  • Door height and grade: a walkout basement or raised main floor may need a second-story deck with long stairs; a ranch may only need a low platform.
  • Sun path: which part of the yard bakes in the afternoon and which stays shaded.
  • Traffic: how people move from the kitchen to the grill to the lawn.
  • Future plans: a hot tub, a cover or an outdoor kitchen later on changes how the frame is built now.

We sketch a few options and talk through the tradeoffs before anything is priced.

Dry air, strong sun

Parker's climate is a mid-latitude steppe with about 14.1 inches of precipitation a year and a July mean high near 86°F. The town sits at roughly 5,834 feet, higher than Aurora's posted 5,471. Using the EPA's rule of thumb of about 2% more UV per 1,000 feet, that works out to around 12% more UV than at sea level. Dry air and strong sun pull moisture out of wood fast, which leads to checking, cupping and faded stain. Capped composite boards hold up better to that, and if you prefer wood, we plan for a UV-rated finish and a realistic restain schedule.

Stairs and railings for busy households

About 25.7% of Parker's residents are under 18, per the Census, and a raised deck over a walkout means a real fall height. The American Wood Council's deck guide calls for guards on decks more than 30 inches above grade, a graspable handrail at 34 to 38 inches on stairs with four or more risers, and a light at the top of the stairs. We build to those details and can add a gate at the stair top on request.

Shade comes next

Once a new deck is in, the next request is usually shade. A pergola, a louvered cover or a solid roof over part of the deck can make it usable on a summer afternoon. If you think you will want one, we can size the posts and beams for it now so it bolts on later without rebuilding the frame.

A town with deep roots

Parker's newer subdivisions surround an old core. In 1864 Alfred Butters set up the Pine Grove Way Station; the building was later moved, expanded and known as the Twenty Mile House, and the railroad came through in 1882. Cherry Creek still runs through town on its way north. Whether your home is near Mainstreet or in a subdivision built in the last few years, we work within the Town of Parker's requirements and your HOA's rules.

Permits in Parker

Parker is its own town in Douglas County, so Aurora's handbook does not apply here. We confirm with the Town of Parker what it requires for your deck's height and attachment and submit drawings for HOA architectural review when your covenants call for it.

Parker Questions

My Parker home has a walkout basement. Is a second-story deck a big project?

It is more involved than a ground-level deck: taller posts, bigger beams, lateral bracing, a long staircase and guards all the way around. It is also one of the most common layouts we see on newer homes here. We can leave the space under it open, add skirting or plan for a patio below.

What decking holds up best in Parker's dry sun?

Capped composite and PVC boards handle the dry air and UV better than bare wood, which tends to check and fade. Lighter colors stay cooler underfoot. If you want real wood, cedar or treated lumber with a quality stain works, but plan on refinishing every few years.

Should I build the deck now and add a cover later?

You can, but tell us up front. We will size the footings, posts and beams so a pergola or roof can attach later without tearing into the frame. Adding the cover's load after the fact to a deck not built for it is harder.

Does Parker follow Aurora's deck permit rules?

No. Parker is its own town in Douglas County, separate from Aurora. We check Parker's current requirements for your project and handle the permit if one is needed.
