Refinishing Wood in Thin-Air Sunshine
Deck staining and sealing does more than anything else to stretch the life of an Aurora wood deck. Sunlight breaks down the surface fibers of wood, and the dry climate pulls moisture out of the boards. Without a protective finish, cedar and treated pine turn gray, check and splinter. With the right stain applied on schedule, the same deck can look good for years.
Stain versus sealer
A clear sealer repels water but offers little protection from UV, so it tends to fade and gray quickly in strong sun. Pigmented stains shade the wood from UV. A semi-transparent product lets grain show through and is the usual choice for decks; solid-color stains cover more of the grain and old wear, though they may flake if applied over a poorly prepared surface. At Aurora's elevation, where the EPA's rule of about 2 percent more UV per 1,000 feet puts exposure roughly 10 percent above sea level, we generally recommend a pigmented penetrating stain over a clear sealer.
Prep is most of the job
1. Fix loose boards, drive down raised fasteners and replace any rotted pieces 2. Wash off grime, mildew and the gray, sun-damaged top layer 3. Strip old failing finish where needed and brighten the wood 4. Let the wood dry fully, then sand rough or fuzzy areas 5. Apply stain evenly, back-brushing so it soaks in rather than sitting on top We keep cleaning solutions away from plants and out of the storm drain, and protect siding and patios from overspray.
When to stain in Aurora
Stain needs dry wood and moderate temperatures. Late spring and early fall are often ideal. Summer works if we avoid the hottest hours and boards in direct midday sun, because stain that dries too fast does not penetrate. We watch the forecast closely, since spring and summer storms are common here, and stain needs time to dry before rain.
Refinishing intervals
Angi's guide advises recoating on a two- to three-year cycle and pegs stain life at two to five. A simple test tells you when it is time: sprinkle water on the deck. Beading water means the coating still protects; if it soaks in and darkens the wood, the deck is ready. Horizontal surfaces wear faster than railings, so sometimes only the floor needs a fresh coat.
What staining cannot do
Stain does not fix rotted framing, wobbly railings or failing ledgers. During prep we look for those problems and tell you about them. Deeply cracked or cupped boards may be better replaced. Composite and PVC decks are not stained; they are cleaned according to the manufacturer's instructions instead.
HOA color rules
Some Aurora HOAs specify approved stain colors. Bring us the list or the covenant, and we will match a product and shade to it.

Deck Staining & Sealing Questions
What does deck staining cost in Aurora?
Angi's October 2026 range is $2 to $4 per square foot, with most jobs between $550 and $1,250. Stripping old finish, repairs and railings add to the cost. We give a written price after seeing the deck.
How many years between stain coats in Colorado?
Every two to three years is a common guideline, and Angi estimates stain lasts two to five years. Sunny south- and west-facing decks may need it sooner. Use the water-bead test to check.
Which protects better here, stain or clear sealer?
Under Aurora's sun, pigmented stain usually wins: the color particles shield the wood, while a clear coat keeps out water but lets graying continue.
Can you stain a composite deck?
Composite and PVC decks are generally not stained. They are cleaned following the manufacturer's care guide. We focus staining work on wood decks, railings and stairs.
